In order to avoid nasty surprises when buying a home is to arrange for a home inspection. Home inspections are thorough examinations of the home conducted by a licensed third party. Read below for information on why home inspections are beneficial and how to work with home inspectors.  Home inspections include reports that review the house's plumbing, wiring, ceilings, floors, windows, doors, heating and cooling systems (if applicable), roof condition, wall stability, foundation, and basement.  Home inspections are usually arranged once the home is under contract.

Home inspections are especially important if the home you are considering purchasing is older. You never know who all the past owners of a home were, and whether they were good about the home?s upkeep.  Home inspections are useful when you will be the first owner of a home.  Many builders make mistakes in building homes, and an inspection will ferret out any problems that need immediately correction.

You should be allowed to walk with the inspector and ask him or her questions as the home inspection is taking place.  Don?t be shy about this ? most inspectors are happy to share their knowledge with potential homebuyers.

For an problems that arise as a result of the home inspection, you may choose to back out of the sale. If some repairs are needed, the seller may be willing to negotiate a lower price or to do the required work (using licensed contractors) before the closing date.
